The term commercial property (also called investment or income property) refers to buildings or land intended to generate a profit, either from capital gain or rental income. Commercial property includes office buildings, industrial property, medical centers, hotels, malls, retail stores, shopping centers, farm land, multifamily housing buildings, warehouses, garages, and industrial properties. In many states residential property containing more than a certain number of units qualifies as commercial property for borrowing and tax purposes.
The term usually refers to retail properties, office buildings, shopping centers, hotels, warehouses, manufacturing facilities, apartment complexes – and vacant land that have the potential for development for these types of buildings. In short, almost any kind of real estate except single-family home and single-family lots can be regarded as commercial real estate.
Starting commercial estate investing:
Real estate investors first start their profession by buying a rental house, then small flats or apartment building. More quickly, they capture their position in the market. The constraint is when your bank tells you they cannot loan you any more single-family mortgages or that your range is outside their lending parameters.
Not being able to obtain a loan is a common problem and really troubling. Real estate investors already have too big to transact with the residential lending institutions; and they are like a “person without air” when it comes to knowing how to move toward the commercial side of banking.
The other familiar aspect is that the Real estate investors who deal in an income property deal, perhaps, can assume the present mortgage or negotiates seller financing. If the property proves to be successful; then the investor can fetch a nice profit, and then proceed to look for another deal. Why does one feel uneasy when the first property proves difficult to produce?
There are several factors to consider:
• How do you know the worth of the property?
• How do you know and trust that the seller is open / honest and telling the truth about property’s cash flow?
• How do you raise the down payment?
• How and where do you get financing?
These uncertainties are irresistible.
Real estate is the best ways for everyday people to build wealth. Real estate can create whatever lifestyle you desire, but it can swallow you and can become a nightmare if you are not aware of what you acquired and how you acquired.
To build considerable wealth investing in commercial real estate, you require time to think things through. Recognize that real estate is generally a kind of business where one can get rich quickly, and for that, one requires planning, patience, and persistence. Proceeding without a strategy obtains an undesired result.
How does such a strategy look like? It is easier than you may think.
